In this era of globalization, construction scientists have taken some new steps to stimulate the practice of combating global warming and reducing the consumption of natural resources, and they have begun to establish systems and standards for the so-called green buildings. Green buildings or what is known as sustainable real estate are environmentally friendly buildings. It has a set of elements consistent with the environment, which adopts the principle of protecting it from harmful emissions, and ensures the optimal use and rationalization of the surrounding natural materials, while ensuring avoidance of waste and extravagance, as green buildings save more than 65% of the energy consumed by traditional buildings.
Among the most important criteria that make buildings classified as green buildings are:
• Relying on construction materials that are free of environmental damage, and that are recyclable.
• Providing real estate with technologies that provide sources of renewable energy, such as photovoltaic cells that rely on renewable solar energy, in addition to benefiting from wind energy and others.
• Preparing appropriate plans and designs to secure the best possible ventilation for the buildings, in addition to making the best use of the sun's rays, and this is also linked to choosing the appropriate direction for the project.
• Choosing low-consumption electrical and lighting devices that save electrical energy.
• Rationalization of water consumption, use of saving tools, and recycling.
• Using techniques to collect rainwater and make use of it.
• Adopting the best thermal insulation techniques against cold and heat, in order to reduce energy consumption for cooling or heating.
• Ensure that the least amount of solid waste is consumed and sort out what can be recycled. As waste that can be used in the production of organic fertilizer.
According to the World Health Organization, 30% of the new real estate in the world (traditional real estate) is sick buildings, as the failure to provide these buildings with ventilation and good lighting made them a suitable environment for many human diseases such as allergies, headaches and some types of cancers, in addition to Many mental illnesses, and this has consequences on the economic and social aspects. For example, according to American reports, the direct cost of dealing with these diseases exceeded 30 billion dollars, while the cost of low productivity and absence from work exceeded 100 billion dollars, so the global call for the adoption of the concept of green buildings came. Globally, there are many systems for classifying buildings into green and traditional, and perhaps the most famous of these is the LEED system, which is an internationally recognized system that measures the design, construction and operation of green buildings.
The LEED scale adopts the following criteria:
• Building location.
• Studying the efficiency and energy savings.
• Studying the water efficiency.
• Studying the efficiency of carbon dioxide emission.
• Designing the internal environment of the buildings.
This scale is classified into 3 ranks: platinum, gold and silver. It is worth noting that in 2017, the Turkish Ministry of Environment and Urbanism established a body called the "Green Certification Committee" with the aim of studying the status of buildings in Turkey and ensuring their compliance with the conditions and standards, and granting them a government green building certificate if they meet the required conditions.
