The cheapest house in Istanbul is located in Esenyurt

The lowest price of a square meter for housing in Istanbul, in the state of Esenyurt, recorded an average price of 2,209 TL, while Beşiktaş rose to record 10,632 TL per square meter.

The reduction of interest rate has also led to a direct recovery in the real estate market, which has become affordable from various social strata, and the demand for real estate by both the local citizen and the foreign investor.

The availability of affordable homes is found in the provinces of Esenyurt and Arnavutköy. According to the real estate data analysis platform Indexa and according to a survey of housing prices in Istanbul by provinces, Esenyurt topped the list with the lowest price of a square meter with an average of 2,209 TL, which is the lowest-priced housing in the state, slightly different from the price per meter in Arnavutköy about 2,240 TL. Silivri, followed by Beylikdüzü Province, 2,350 TL, Sancaktepe, 2,370 TL, followed by Avcılar with 2,493 TL, while prices rise in Çatalca region 2,596 TL, then Esenler 2,778 TL, Ordinally in Pendik 2,815 TL per square meter, 2,867 in Bağcılar, 2 965 TL in Güngören, 2,984 TL in Tuzla.
 

The threshold of 3,000 TL begins in Gaziosmanpaşa, then by a small margin of 3,088 TL in Bahçelievler, followed by 3,125 TL in Büyükçekmece, followed by Kartal with 3,387 TL per square meter, Umraniye 3,446 TL, and Bayrampaşa 3,497 TL.

Besiktas, Sarıyer and Bakırköy, where flat’s prices in Beşiktaş soar to the average price per square meter in this neighborhood to 10,632 TL, then drop down in Sarıyer to 8,407 TL and then drop prices further in Bakırköy, 7,094 TL then  Down in Kadıköy, 7,069 TL per square meter and in Göztepe 6,224 TL, but the prices in Beyoğlu drop to 5,841 TL

While the average price per square meter is 4,619 TL in Üsküdar, then 4,541 TL in Ataşehir, and continues to decline in Zeytinburnu with 4,268 TL, then decreases 3,946 TL, in Fatih, then reaches to 3,653 TL in Sultan Eyüp, then 3,586 TL in Başakşehir and, 3,524 TL in küçükçekmece

This means that homes with the most affordable prices for low-income people in Esenyurt considering the price per square meter there and this makes sense because the square meter of housing in the decentralized areas of Istanbul is larger than the central areas.
