Reasons that helped Palestinians buy property in Turkey

With the increasing turmoil, wars and general deterioration in the Middle East, Turkey looks more like an oasis of stability and prosperity, and there is no doubt that the idea of settling or investing in Turkey  has become a preferred option for many Arabs, and the Palestinians come at the forefront, as their numbers are estimated today at about 22 thousand Palestinian citizens in various Turkish cities, and they are one of the most popular peoples for real estate ownership in Turkey, as the number of properties purchased by Palestinians last year only reached 1152 properties.

Perhaps the most common questions Palestinians have in this regard are:

Does a Palestinian have the right to own a property in Turkey? What if he holds a Syrian, Egyptian or Lebanese travel document?

Yes, a Palestinian has the right to own a property in Turkey, whether he holds a Palestinian passport issued by the Palestinian Authority in Ramallah, holds a Jordanian passport, holds a passport or travel document issued by Gaza, is a resident of the 48 territories, or who was a resident of Syria,  Lebanon, Egypt or Iraq. Thus, any Palestinian has the right to own real estate in Turkey

What types of real estate in Turkey are Palestinians allowed to buy?

Any Palestinian can own real estate in Turkey without limiting the number and all kinds (apartments, villas, commercial offices, shops, stores, hotels, buildings, lands, farms, etc.).

What factors helped Palestinians buy property in Turkey?

  1. The increase in the number of Palestinian immigrants to Turkey as a result of the poor conditions in many areas, including:
  • Unrest and war conditions in Syria and the invasion of Yarmouk camp.
  • Deteriorating economic and living conditions in the Gaza Strip.
  • Harassment and difficult economic conditions for Palestinians in Lebanon.
  • US laws that tightened the noose on the Palestinians after they were passed by US President Donald Trump.
  1. The real estate market in Turkey is very rich in investment opportunities of all kinds.
  2. The existence of a common cultural, social and religious ground between the two peoples between the Turkish and the Palestinian, which facilitates adaptation to the conditions of life in Turkey and integration with Turkish society.
  3. Allowing the opening of Arab and Palestinian schools and granting the necessary licenses for them, which encourages Palestinian families to reside in Turkey.
  4. The opportunity to obtain a real estate residence when buying any  property (real estate residency is granted when owning a property in Turkey, so the Palestinian who bought a property in  Turkey can apply for real  estate residency for himself, his wife and children, who have not reached the age of 18, and as long as the property  remains registered in his name, this residence is easily renewed annually).
  5. Reducing the amount of real estate investment needed to obtain Turkish citizenship  from one million US dollars to 250,000 US dollars, which motivated many Palestinians to buy real estate with the aim of obtaining Turkish citizenship and  long-term stability in Turkey.
  6. Palestinian students receive special scholarships to study in Turkish universities .

What are the things that require Palestinians to complete the process of buying a property in Turkey?

  • Passport translated and certified by the notary.
  • The presence of the buyer in person during the purchase and transfer of ownership or the presence of his legal agent on his behalf.
  • 2 personal photos
  • Extracting the tax number from the Istanbul Tax  Department (a number that is given to every foreigner in Turkey, to facilitate his official transactions).
  • Having a bank account in a Turkish bank.
  • Obtain the approval of the Ministry of Interior.
  • Pay the transfer tax (4% of the property value, 2% paid by the seller and 2% paid by the buyer).
