Answer all questions about obtaining Turkish citizenship by owning real estate

There are many ways in which you can acquire Turkish citizenship, ranging from naturalization through assets, exceptional citizenship, or through the purchase of a property.

Q1: Can I get Turkish citizenship?

Yes, a foreigner can obtain Turkish citizenship in several ways, including buying a property in Turkey, provided that the purchase contract is concluded after the date of 12/1/2017.

Q2: What is the minimum value of the property nominated for Turkish citizenship? 

The government started with a value of at least 1 million US $ for the property which was concluded between 12/12/2018 and 18/09/2018. 19/09/2018 and beyond.

Q3: How is the price of the property purchased evaluated in order to apply for Turkish citizenship?

A real estate valuation report must be obtained and certified by Turkish government approved valuation institutions specialized in real estate valuation.

Q4: How long is the time available to prepare the property evaluation report?

The date of preparation of the property evaluation report should not exceed more than 3 months from the date of application; the report is valid until the application process for Turkish citizenship is completed.

Q5: Can I register the value of the property with the Deed at a price lower than its real price to reduce taxes?

The value of the property registered with the Deed cannot be less than the value recorded in the valuation report, and in the case of presence a difference between the values, the application for Turkish citizenship will be refused. 

Q6: How is the dollar exchange rate calculated during paying for the property?

The dollar exchange rate will be calculated according to the official rate on the date of purchase , according to the Central Bank of Turkey bulletin .

Q7: Can the property price be a little less than 400 thousand dollars?

No, it is not possible at all, even the value of the property should be slightly more than the value specified in the Regulations in order for the application process for Turkish citizenship to proceed properly.

Q8: Can I pay for the property in cash?

However, all payments made by the buyer to the seller must be by certified bank transfers and issued from the buyer's account to the seller's account.

Q9: How to verify the payment of the full value of the property?

You will be required to provide transfer receipts that prove bank transfers between the buyer and seller, from the sending bank and the receiving bank.

Q 10: Can I buy a property from my non-Turkish brother or friend and apply for Turkish citizenship?

No, you cannot buy the property from a foreigner. You must buy the property from a Turkish person or a Turkish company. Properties purchased from foreigners will not help you to apply for Turkish citizenship.

Q11: I have a property I bought before the citizenship law in Turkey, can I give up ownership of this property and transfer it to the name of my wife or one of my children, and then I buy it back to apply for Turkish citizenship?

No, it is not right to sell, assign or repurchase a property after 12-01-2017 even if he is a wife or a child. This will not entitle you to apply for Turkish citizenship whatever the value of the property.

Q12: Can I buy a property in installments to apply for Turkish citizenship?

Payments will be calculated only from the value of the property. If there are installments or mortgage, the unpaid amounts will not be calculated. Therefore, the premiums must exceed $ 400,000 in order to apply for Turkish citizenship against a property purchased in installments.

Q13: Can I sell the property immediately after acquiring Turkish citizenship?

No, the property can only be sold after 3 years from the date of purchase. You must write an undertaking not to sell the property for 3 years.

Q14: If I get Turkish citizenship after buying the property, will my wife and children get Turkish citizenship with me too?

Yes, the wife and children under the age of 18 can get the Turkish citizenship during applying within the same file to the landlord.

Q15: Can I buy more than one property to apply for Turkish citizenship? 

Yes, several properties can be purchased, provided that all real estate papers are submitted together and the total value is more than $ 400,000 at the date of application.

Q 16: If I meet all the conditions, is it certain that I get Turkish citizenship?

Yes, in general, except in the case of a threat to the Turkish national security, as the Turkish government is studying the file on each investor, and based on the security study of the file could take the decision to grant citizenship independently for each application, and the decision is issued if approved by the Presidency.

Q17: Can I buy any residential or commercial property to apply for Turkish citizenship?

Yes, you can buy any property you choose, provided that it exceeds 400 thousand dollars, whether it is an apartment, villa, shop or any other property in Turkey.

Q18: How long does it take to obtain Turkish citizenship in exchange for buying a property?

45 days, is the period set for the completion of the procedures for the acquisition of Turkish citizenship, from the beginning of the transaction, ,which is the delivery of the required full documents to the Turkish government, and until signed by the President of the Republic, who has the power to approve the granting of Turkish citizenship.

Q 19: I have a property I bought previously for 250 thousand dollars, can I apply for Turkish citizenship?

No If the date of purchase of the property before 12/01/2017 is not possible to apply for Turkish citizenship.

Q20: Can real estate owners before 12/01/2017 get Turkish citizenship?

Yes but the value of the property must be at least US $ 1 million, if the date of purchase is before 12/01/2017

Q 21: Can Syria obtain Turkish citizenship under this law?

Since Syrian citizenship holders cannot currently own real estate in Turkey, therefore, Syrians cannot obtain citizenship in return for real estate investment, but can benefit from the other options mentioned in this law to obtain Turkish citizenship, namely:

  • Fixed investment of at least 500,000 US $.

  •  Provide employment opportunities for at least 50 Turkish citizens.

  •  Deposit in Turkish banks for at least 500 thousand US $.

Q 22: After I get Turkish citizenship in return for real estate investment, will I be summoned for compulsory military service in Turkey?

No, if you acquire Turkish citizenship after the age of 22, you will be exempted from military service in Turkey.

Q 23: If I get Turkish citizenship in exchange for buying a property, how can my children who are over 18 years of age to obtain Turkish citizenship with me?

A separate file can be submitted for each 18-year-old son to acquire Turkish citizenship in return for his or her own real estate investment.

Q 24: Can I keep my original citizenship after I get Turkish citizenship in exchange for buying a property?

Yes, you can certainly retain both nationalities. There are no requirements to relinquish your original citizenship when you obtain Turkish citizenship.

Q25: Can I authorize another person to submit the citizenship file and follow the procedures in my place?

Yes, you can hire a lawyer at the Turkish Embassy in your country, or at the notary in Turkey, for anyone you choose to follow the proceedings on your behalf.

Q 26: If I buy a property to apply for Turkish citizenship, can I rent it?

Yes, you can rent the property, it is important that you retain ownership and not sell it for only 3 years.
