About area Beylikdüzü
In the European side of Istanbul, north of the Sea of Marmara, east of Büyükçekmece district, west of Avcılar district, and south of Esenyurt, Beylikdüzü is located, which has become a competitor to Bakırköy in location and importance. So how was it before?

Beylikdüzü was an agricultural village settled by the Greeks at the time of the Byzantine Empire, then turned into a residential resort at the same period but with different inhabitants, where its inhabitants became Constantinian at that time. It remained that way even after the fall of Byzantium to the Ottoman Caliphate.

As for the name, it was known as the garden area in late Ottoman rule. With the founding of the Republic of Turkey, it was called Kavakli (a neighbourhood in Beylikdüzü today), which means poplar tree because of their abundance there, until 2003, where its name became Beylikdüzü which means Beylik Plains.

Beylikdüzü became a residential area after the 1999 Izmit earthquake, where residents of Istanbul's old neighbourhoods (there are cracked old buildings) moved there, because they feared another earthquake of the same magnitude as Izmit's.

With the extension of the Metrobus line to Beylikdüzü in 2012, there was another wave of migration, and this district, which was remote previously,  is closer to the centre of Istanbul now.

Unique Distinctive Places in Beylikdüzü:

ــــــــــ

Beylikdüzü is coastal, which means that there are beaches in it. However, it has something that distinguishes it, which is the West Istanbul Marina. It was opened in 2012, and ships and vessels coming from all over the world dock in it. With a range of restaurants and cafes flocked to by foreigners and locals, as well as the pure water and the golden sand of the marina beach, that tourists frequented annually in summer in order to enjoy swimming and surfing.

Because Beylikdüzü is the modern face of the European part of Istanbul, the Turkish government worked to create strong infrastructure, and construction companies contributed to build the most important modern residential projects in it, making it attractive in the eyes of many moneyed people and the upper class.

Of course, it has many public and private schools, and is close to universities. As well as, there are restaurants, shopping centres, entertainment venues, parks and malls such as Beylicium Mall and Paradise Mall.

It is worth mentioning that the famous seafood market named Kumkapı will be moved from Fatih to the Gürpınar neighbourhood of Beylikdüzü, which will be larger than before.

Real Estate Investment and Real Estate Prices in Beylikdüzü District in Istanbul:

ــــــــــ

Having known its strategic location and attractions, you can imagine how important real estate investment is in Beylikdüzü. Of course, there are those who have already realised this fact, namely construction companies and contractors who developed and implemented their plans, and they are working continuously on the construction of the most important residential projects in it.

In order to gain a larger segment of people, these projects have varied in Beylikdüzü between independent houses, duplex houses, villas, penthouses, townhouses, all of different sizes, in order to meet all tastes and needs. It has also made residential complexes an integrated environment of services and wellbeing, equipping residential complexes in Beylikdüzü with swimming pools and special security for the complex, near shopping centres and transportation.

As an inevitable consequence, property prices in Beylikdüzü are rising significantly, where Turks and foreigners purchase property in Beylikdüzü and invest it, such as reselling it after years in which the price of a house in Beylikdüzü doubles. Some of them prefer a permanent investment and earn sustainable profits, so they tend to rent out the house in Beylikdüzü for a large monthly return. Hence, the return increases as the advantages of the house in Beylikdüzü increases, such as a furnished house with a view of the Sea of Marmara or near the Marina.
