Types of title deeds in Turkey

 The first type is the real estate easement deed, and it comes at the forefront of the transaction that takes place in order for the individual to obtain a title deed to possess permanently, i.e. there is no validity period for its expiration, and they give this bond at the beginning of the real estate buying and selling process in Turkey, that is, when the legal procedures are still in implementation progress and the buyer has not acquired the Turkish property purchased yet. 
The second type of title deeds in Turkey is the complete title deed, and this document is granted to the real estate buyer upon the completion of the sale process completely legally and practically and has been formally registered in the name of the buyer. Many details are mentioned in it such as the property number in Turkey, and on which floor the apartment is located, the number of rooms in the house, and every detail of the apartment, and after all this explanation about the apartment and its contents, it is mentioned that this residential property in Turkey has been officially transferred to the name of the buyer, i.e. to prove his ownership of it. 
As for the third type of title deed in Turkey, it is called a transitional title deed or a share deed; It is also according to which the ownership of the property is proven to its owner, and it is often used for old-built real estate. As for modern Turkish real estate, this bond is not required by anything, and this bond has been called a share deed because the owner of the property is not one person but rather several people, and each of the partners involved in owning the property gets a copy of the bond to keep.

Firstly, the blue or agricultural title deed, this color of title deeds is given to anyone who buys agricultural land, or wants to raise certain types of animals on it. 
Another color of that title deed is the red color or the residential title deed, which is exclusively for apartments, offices and other places, and it is organized into three parts in the first part of it contains the address of the purchased property, its area and type, and in the second section of the title deed mentions the space that the apartment takes from the residential floor, that is, if it takes the whole or half of the floor. The third part of the bond contains the information related to the document, such as its number in the register with the state, the date of its registration, the date of its issuance, and so on. 

What are the problems related to the red and blue title deeds

As we mentioned earlier in the conversation that the blue title deed is given to anyone who wants to buy land, and when the owner of the land wants to sell his land to an investor to build, for example, real estate apartments or apartment complexes, this investor faces many problems caused by this title deed, because whoever builds residential real estate in Turkey or buys it, he must possess a red title deed not a blue one, because the red is responsible for Turkey's residential real estate, so the seller of the land had to transfer the title deed from blue to red, so we should pay attention to such a matter because you will be legally questioned when you build a property on a land intended for agriculture in the first place. The first owner of the land has to change the color of the title deed.

How to obtain a title deed that proves my ownership of the property that I bought

First, both the seller and the buyer must meet in the office located in the governorates, which is responsible for such operations, and the identification documents required in such a transaction must be ready with the two parties, and the seller and the buyer must agree in advance on the amount of money that will be paid for the land or sold property. Then the seller signs the title deed before giving it to the buyer, so this signature means assigning the property from his name to the name of the buyer.

First, you must have a tax number, personal photos of both parties, whether for the seller or the buyer, and you also need a personal ID of course, and you must also have insurance earthquakes and natural disasters in the event that they occur; the state will compensate you for your losses.
