Turkish real estate citizenship step by step

 Few countries offer naturalization on the basis of real estate ownership, and Turkey is one of them, which has opened the door to obtaining Turkish citizenship in exchange for real estate ownership. The following is a step-by-step process for applying for Turkish citizenship through real estate acquisition:

  1. First you have to buy a property or a real estate group with value not less than 400,000 American dollars calculated by the Central Bank of Turkey exchange rate 

  2. Obtain a real evaluation of the property by one of the companies approved by the Turkish Capital Markets Authority and issue an appraisal report certified by the approved company.

  3. After receiving the evaluation report, you must go to the Directorate of Land Registry "deed" to apply for a reservation on the property for three years in order to obtain citizenship.

  4. Then apply for an investment residence by the Immigration Service.

  5. Next, you should go to the Ministry of Environment and Urbanism to approve the application.

  6. Take your time to prepare your personal and real estate paperwork within 5-10 days.

  7. Then apply immediately for Turkish citizenship to the General Directorate of Population and Citizenship.

  8. Here ends your role and the role of government begins where the Department of Population organizes the file and send it to the Directorate of Population and Citizenship.

  9. After that, the study of the application is initiated by the Directorate of Population and then sent to the General Directorate of Population and Citizenship.

  10.    In the absence of any legal problems or less of paperwork, the General Directorate of Souls sends the file to the General Security Directorate and the National Intelligence Directorate.

  11. After completing the security and intelligence studies on the submitted file, it is sent back to the General Directorate of Migration Management.

  12. The Directorate General of Population and Citizenship then sends the file to the Ministry of Interior.

  13. The Ministry of Interior sends the file to the Presidency for approval.

Continuing the procedures are easy and streamline at every step, and the duration of obtaining Turkish real estate citizenship may not be more than a month and a half, which is certainly a record period and here are some questions and their answers:  

  1. Does the real estate ownership give the opportunity to get the Turkish citizenship?
    Yes, if you own a property in Turkey provided that it is after 12/01/2017 you can apply for Turkish citizenship.

  2. If I buy a property under the specified conditions, I will get Turkish citizenship for sure, right?
    In fact, the law states say that if a property worth at least 400,000 American dollars is purchased, the buyer can apply for Turkish citizenship.

  3. I want to register the value of the property in the land registry bonds at a lower value in order to reduce the value of taxes?
    We do not recommend this at all because the value of the property in the bonds in the Directorate of Land Registry cannot be less than its value in the real estate evaluation report, which will result in the cancellation of the application for citizenship.

  4. How much is the value of the property in order to apply for Turkish citizenship?
    If the purchase was in the period between 12/01/2017 and 9/19/2018 must be the value of the property of 1,000,000 American dollars at least but If the purchase date after 19.9.2018 is enough to be the property value 400.000 American dollars.

  5. Could the property be less than 400,000 American dollars?
    It can never be, even it should be a little more than 400,000 American dollars in anticipation of any emergency that could happen.  

  6. How is the value of the property determined?
    Through an official report issued and certified by a real estate valuation company accredited by the Turkish Government Markets Authority. 

  7. What is the validity period for the real estate appraisal report?
    The validity period is 3 months; within this period, you must apply for Turkish citizenship.

  8. It’s forbidden to register the value of the property in the title deeds in foreign currencies, so how will the value of the property be calculated in US dollars? 
    According to the Central Bank of Turkey exchange rate at the date of purchase. 

  9. How will the property be paid?
    By bank wire transfers indicated by official payment and transfer receipts and certified by the respective banks, which means that the value of the property cannot be paid in cash 

  10. Can I apply for Turkish citizenship if I buy property from a foreigner?
    This is not possible since the seller must be a Turkish citizen and not a foreigner  

  11. I bought a property suitable for the value set by the regulations, but can I apply for Turkish citizenship if the property I bought is under construction?
    Yes, it can.

  12. When purchasing several properties in order to apply for citizenship, is it required to have these properties combined in one state?
    No, this is not required, but all real estate papers must be submitted together.

  13. Can I apply for citizenship?
    Yes, but only the amounts paid up to the date of application are counted.

  14. Can my family apply for Turkish citizenship if I apply? 
    Yes, the wife and children under the age of 18, provided their papers are included in your file. 

  15. How long does it take to obtain citizenship?
    45 days from the date of submitting the application to the Souls Department until the approval of the decision of citizenship by the President of the Republic.

  16. What about military service?
    If the person holding the nationality is over 22 years of age, he shall be exempted from military service.

  17. Can I rent or live in the property during my 3-year reservation?
    Yeah.

  18. Do I need a lawyer to follow citizenship procedures?
    There is no need to do so, you can follow up in person, but in case of a lawyer, you must be granted a power of attorney from the notary public or through the Turkish Embassy in your country

  19. Will I lose my original citizenship when I get Turkish citizenship?
    No, because Turkish law allows dual citizenship.

  20. Can Syrians acquire Turkish citizenship when buying a $ 400,000 property?
    No, it is not possible, because Turkish law prohibits Syrians from owning property in Turkey.

  21. Can I apply for citizenship if I buy a commercial property?
    Yes, of course, the type of real estate is not required by law.
