Real estate energy document EKB

What is the EKB real estate document? 

It is a document issued by the Ministry of Energy and Natural Resources or one of the companies authorized by the Ministry to grant this document. This document includes an assessment of the level of energy consumption in the building, the rate of gas emissions, and air conditioning and heating systems. The most important thing in this document is also an assessment of thermal insulation in the building. This document consists of two copies, one at the entrance to the building and the other kept by the real estate administration. This document includes 7 different classifications: A, B, C, D, E, F, G. A building is considered habitable only after obtaining at least a rating of C. It is worth noting that some apartments in a building may be rated higher than other apartments in the same building. 

What is the validity period of the real estate energy document: 
The document is valid for 10 years from the date of its issuance. It must be renewed after its expiration. 

What are the factors that determine the value of the energy document fee? 
The value of the energy document fees varies according to the total area of ​​the property, the number of apartments, and the type of building, whether it is residential or commercial. 

When was the mandatory law and trust real estate energy issued? 
The decision was issued for the first time in 2017, and it stipulated that the decision be mandatory for modern buildings that were built after 2011. The decision was amended at the end of 2019 to stipulate that the decision is mandatory for all buildings throughout the Republic of Turkey as of January 1 2020. 

What are the penalties for not issuing the real estate energy document? 
As for the buildings that were built as of January 1, 2020, the law prohibits the sale, purchase or rental of apartments without obtaining a real estate energy document. As for the properties that have not been established, the real estate ownership document (Title deed) is not granted until the real estate energy document is extracted. As for new buildings, the developer is given a period of 30 days to issue the energy document. 

What are the documents required to issue a real estate energy document? 
Real estate registry document (Title deed). 
Building plans and details. 
Thermal insulation report. 
Electrical wiring diagram. 
Report of plans and extensions of cooling and heating.
