Prominent Differences between Touristic Residence Permit and Real Estate Residence Permit in Turkey

     A resident in Turkey must own one of the types of residence permits granted by the Turkish government to foreigners, the types of which vary depending on the status of the foreigner socially. We have talked in previous articles on the website of Mersat Real Estate company about the types of residence permits in general, but today we would like to discuss the most important differences between the most prominent types of residence permits (touristic residence permit and real estate residence permit).

Residence Permit Types in Turkey:

  1. Touristic Residence Permit:
This residence is granted at the request of a tourist coming to Turkey when booking a plane ticket online, usually the term is one year and in some cases two years. As for the required papers:
  • Four personal photographs. 
  • Paying the required taxes.
  • A passport translated into Turkish.
  • Obtaining health insurance. 
  • A document showing the address of residence by the house rental contract.
     
  1. Real Estate Residence Permit:
Foreign property owners in Turkey are granted this residence permit, but obtaining Turkish citizenship requires that the property price be US$250,000. So, do not be confused between Turkish citizenship and real estate residence permit.
 
  1. Family Residence Permit:
According to Turkish laws, a family residence permit is granted if you are married to a Turkish citizen, and the term of this residence permit is one year, two years or even three years. Then, Turkish citizenship is granted to family residence permit holders after three years.
 
  1. Work Residence Permit:
It is granted to foreign employees working in Turkish companies, where the company concerned applies for a work residence permit to the employee after obtaining a work permit from the Ministry of Labor for foreigners. It is also granted to family members of the employee with the same term of his work permit.
Turkish companies are required to employ five Turks against each foreign employee, the required papers are:
  • Personal photographs. 
  • Translating the passport into Turkish and notarizing it by a notary.
  • The employee must obtain a tourist residence permit before applying for a work permit at the Ministry of Labor.
      
  1. Student Residence Permit:
Student residence permit is granted to students coming to Turkey for the purpose of studying and seeking knowledge in various Turkish universities, schools or institutes. For this residence permit, students are required to:
  • A registration paper at the Turkish University, certified by the competent authorities.
  • Personal photographs. 
  • Translating the passport into Turkish.
      
  1. Humanitarian Residence Permit:
This type of residence permit is given to refugees from other countries due to wars, famines or various contingencies.
 

What Is the Difference between a Touristic Residence Permit and a Real Estate Residence Permit?​​​​​​ 

The most common types of residence permits at all are touristic residence permit and real estate residence permit, and here we will talk about the differences between them.
 
Touristic residence permit has many advantages which are:
  • The possibility to travel to Turkey without the need to get a visa.
  • The possibility of purchasing a car and getting a Turkish driving license.
  • Your children have the right to get free education in all public schools.
  • It is one of the conditions for establishing a company or obtaining a work permit in Turkey.
  • The holder of a touristic residence permit in Turkey has the right to open a bank account in all Turkish and international banks located on its lands.
  • The holder of the touristic residence permit can own a property in all its types, if he is of the nationalities which are allowed to own.
 
All of the above can be done by the holder of a touristic residence permit, as the touristic residence permit is classified as the second best residence permit types in Turkey after the permanent residence permit. Moreover, this residence permit is a right of the foreigner who owns a property in Turkey, which allows him to reside in Turkey legally and is given to him by the Presidency of Migration Management. Also, the spouse and children under the age of 18 have the right to get it.
 
As for the most important advantages that real estate residence permit has, which cannot be gotten if you have a touristic residence permit, they are:
  • The possibility of getting a permanent residence permit after eight years of real estate residence permit in Turkey.
  • The possibility of applying for Turkish citizenship when the value of the property reaches $400,000.
  • Real estate residence permit is granted annually but is easier to renew than to renew the touristic residence permit.
     

Documents Required to Obtain a Real Estate Residence Permit:

  1. A passport valid for at least six months, translated into Turkish and certified.
  2. The title deed of the property in Turkey that he purchased, as the residence permit will be given based on this purchase, i.e. the title certificate of the property in Turkey.
  3. Earthquake insurance for the property in Turkey, which will enable you to get a residence permit if you purchase it (DASK).
  4. A family statement for the property owner's family in Turkey, must be translated into Turkish and certified by the Turkish Embassy in his country.
  5. Health insurance for each family member of the property owner.
 

Steps to Get a Residence Permit in Turkey by Purchasing a Property:

  1. First: the required property in Turkey must be purchased and a title deed must be obtained to submit.
  2. Second: after that, you must make an appointment in order to get a residence permit and determine its type (owning a property in Turkey).
  3. Third: go to the interview appointment at the Migration Management and submit the necessary papers that we have mentioned earlier.
  4. Fourth: pay the real estate residence permit fees. 
  5. Fifth: the residence permit card is sent via Turkish Post PTT if it is approved.
Many foreigners and Arabs want to obtain Turkish citizenship. It must be noted that purchasing a property in Turkey enables the property owner to obtain Turkish citizenship, provided that the price of the property is US$250,000 or more, which is a golden opportunity. However, not every property in Turkey fulfills the conditions for obtaining this citizenship.
