Can land investment be profitable?
Investing in land is a long and medium-term investment, and it differs from investing in shops and apartments, as land, although it cannot be used as monthly rental returns, also entails annual taxes.
Therefore, the following tips must be followed to obtain a successful and profitable investment opportunity in land:
- Follow up on the legal status of the land and the surrounding area.
- Obtain accurate and correct information about the organization of the area in which the land is located and about the public projects that will be established near it.
For example, there was a clear increase in land prices in the vicinity of Istanbul's new airport after the approval of the project, and the area surrounding the Istanbul Canal project, which is scheduled to start excavation work at the end of this year, witnessed a significant increase in land prices in it. - Obtaining accurate information about the reconstruction planning plan for the land (we will explain in a later article the information that can be obtained from the reconstruction planning plan)
- Obtaining an investment feasibility study for the region.
- Choosing the right time to sell as lands such as the stock exchange rise and fall suddenly.
Motives for investing in Turkish lands:
There are many reasons that push to invest in Turkish lands, whether residential or commercial, and in the following lines we highlight some important points for reasons for investing in Turkish lands:

There are two types of land in Turkey :
- Arazi lands
are agricultural lands that have not entered urban planning, as they are defined by the surrounding hills, houses, walls, valleys and trees. These lands are characterized by being suitable for animal investment such as cattle breeding and others, also called Tarla.
- Arsa lands
are those lands that are responsible for planning them in Turkey (municipality) in terms of their construction plan and organization. The boundaries of the plot of land shall be clear on the map, and the type and standards of the building shall be determined for it. The types of buildings vary between ( industrial buildings, natural and archaeological reserves, commercial buildings, stores, building villas .....). There is also a difference in land prices according to the type, so we find that among the most expensive is the type of healthy building.
Therefore, it is preferable to buy land with reconstruction in the case of if you want a construction project, but in the case of long-term investment (at least 10 years), you must buy agricultural land near urban areas, as its price increases over time.
Before buying the land, it is necessary to ensure the suitability of the land for construction, as there must be a mechanical study of the structure of the soil, the integrity of the land in addition to the earth's position for seismic hazards.
- Make sure that the land file is free of any mortgage, attachment, explanation or inheritance dispute.
- Verify the ownership of the land, whether it is owned by a person or a public institution.
